Bend has been designed using permaculture principles, and we value environmental sustainability, social diversity, food production, and energy conservation. Our homes include passive solar design, composting toilets, rainwater tanks, and solar hot water.
As a community we share conservation areas and certified organic agricultural land, as well as neighbourhood fire-fighting, photovoltaic, and greywater recycling systems.
Our neighbourhood house includes a gathering area, a kitchen, guest accommodation, and a communal laundry for all to use. We enjoy coming together for regular meetings (where we make decisions by consensus), monthly shared dinners, and the occasional party!
There are 18 households currently living at Bend, including 10 affordable rental homes, with 9 other blocks yet to be built on or completed; our growing community living on-site includes 24 adults of all ages, and 19 children and teens.

BEND comprises 10 hectares of land (previously farmland) adjoining the Bega River; however it is a 10 minute walk from the centre of town. One-third of the land includes residential housing, one-third earmarked for agricultural use, and one-third comprises a conservation area intended for reafforestation.
BEND includes affordable rental housing as well as privately owned lots. All tenants and owners of lots are members of the Neighbourhood Association and all share in the use and care of the greater land area.
BEND also includes a Neighbourhood House, shared laundry, dams, and orchard area.
A few properties are currently for sale at BEND - two vacant lots and one house plus vacant half-lot attached.
