Self-sufficient in renewable water, solar energy and fresh food produce, the Witchcliffe Ecovillage is an innovative, semi-rural community that will eventually be home to more than 700 like-minded people who are motivated to reduce their carbon footprint without compromising comfort, privacy, amenity or affordability.
The unique joint venture development utilises state-of-the-art renewable technologies, regenerative agriculture practices, and passive solar and low carbon building techniques. Importantly, its focus on integrated, people-focused design outcomes will help to create a thriving social community that is inclusive, well-connected and resilient.
The Ecovillage is located in the historic hamlet of Witchcliffe, three hours south of Perth in the mild climate of Western Australia’s beautiful South West. Nestled within the world-famous Margaret River region, which is renowned for premium wine and world-class food, this biodiversity hotspot is embraced by sea, forest and abundant farmland.
The privately-owned project began in 2010 when the 120ha farmland site was first purchased in a 50/50 joint venture partnership between Sustainable Settlements (also the project manager) and long-time business partner Perron Developments.
Our objective at the Witchcliffe Ecovillage is to create the most sustainable, fully featured Ecovillage possible: a model to demonstrate what can be achieved in a residential subdivision with good planning, strong environmental principles, sensible financial management, technological innovation, and community engagement.
We currently have (December 2024) about 100 residents and another 40+ homes under construction. We are selling lots in our final residential stage (Stage 5) and expect to be fully built out in about 3-5 years.

Anyone can visit our website and register their interest. They will be kept up to date with the project's progress with newsletters, and informed about future events. To become part of the Ecovillage, future residents will purchase a survey strata lot in the Ecovillage.
