I. 2024 Updates

A. SUMMARY
1. eco22 acquired vacant land within a small, quiet urban community in Alabama.

2. eco22 will commence as an urban cooperative community and grow to include multiple locations in both urban and rural communities.

3. eco22's ultimate goal described on the danielsfarmhouse.org website is the same.

4. eco22's sole founder, grantor and trustee is Jehan Semper.

5. eco22 is seeking establishing members willing to act as founders, grantors and trustees. If you are interested in becoming a founder, grantor and/or trustee, click here.

6. eco22 is forming and thus eco22 is not an appropriate solution for immediate housing needs.

7. eco22 welcomes communication from potential members willing to contribute work/trade skills and will communicate progress and availability to those who click here.

B. DETAIL
1. Organization
(a) eco22 is established by way of one or more grantor trusts. eco22's sole founder, grantor and trustee is Jehan Semper.

2. Land Acquisition
(a) The eco22 trust acquired vacant land within a small, quiet urban Alabama community. The land is zoned for multi unit dwellings and large enough to support a residential structure with live/work space for approximately 20 people in addition to 2 to 3 units as income generating rentals.

(b) Although located within the city limits, with city water and sewer available, the vacant land has never been developed. Thus, eco22 is free to choose any sort of build methodology permitted by the municipality. This is great for eco22's goal as a vegan, healthy community, because any structure eco22 builds will have all new and modern materials, there are no lead pipes, asbestos or other issues with old materials and methodologies from existing structures.

3. Practical Effect
(a) Construction. eco22 would actually need to build a structure and complete the tasks necessary to build the structure including gathering money and humans willing to accept responsibilities necessary to build the structure.

(b) Rental House. While building the structure, establishing members would have to be willing to live/work from a rental house near the acquired land while the residential structure is actually built.

(c) Urban instead of Rural Community. Establishing members would have to be willing to live/work within an urban cooperative community for 1 to 2 years instead of a rural community with individual dwellings as envisioned within eco22's ultimate goal described on the danielsfarmhouse.org website.

(d) Responsibility. Establishing members would have to be willing to accept responsibility to assist with tasks required to facilitate building the residential structure which includes, but is not limited to, coordinating and completing mundane transactions with the municipality, construction team, communicating with and coordinating new members, in addition to the usual tasks of cooperative housing.

(e) Growth to Multiple Locations. eco22 will commence as an urban cooperative community and grow to include multiple locations in both urban and rural communities.

4. Factors for Success
(a) Urban Community. Establishing members are likely to be successful within year 1 and year 2 while the structure is built because, although eco22 is building the structure within a small, quiet Alabama community, the community is urban, inexpensive, fully developed and wholly navigable with public transportation to major employers. Establishing members with their own vehicles can commute within an hour to major cities with employers supporting many careers.

5. What We Need
(a) Founders and Trustees. eco22 needs establishing members who are willing to become founders and willing to accept the responsibility of becoming trustees with legal ability to  transact for the eco22 trust. The sole founder, grantor and trustee is aging and infirmed. eco22 would like to establish additional founders, grantors and trustees who accept responsibility to complete eco22's goals, if necessary.

(b) Becoming a Founder. Founders are required to make a monetary investment in eco22. Founders receive ownership percentage in eco22 properties and generated revenue in addition to the usual eco22 live/work privileges of membership. Many people who choose to become founders of intentional communities choose to become trustees, but eco22 does not require founders to become trustees.

(c) Becoming a Trustee. Trustees need not be founders, but eco22 prefers to have trustees that are also founders. Trustees are required to live/work within the vicinity of the vacant land to make certain they can perform trustee responsibilities while building the residential structure. After the residential structure is built, there must always be at least 1 trustee within the vicinity of the eco22 residential structure.

II. THE BASICS
We are building a new cooperative community of independent, private individuals designed to provide natural, compassionate support to its members who share compatible, complementary beliefs, goals and values. Our community’s goal is to honour the rights of humans to eat, work, live and love in a place where they have truth, justice and peace to create a true, sustainable human home.

WHAT WE BELIEVE Food is at the center of human success and enjoyment of life. Humans best enjoy life when there is no unnecessary harm to humans and/or animals. Humans nourishing themselves with natural food and water can save more of what they receive and earn. Human enjoyment of life is directly related to compassion expressed for all creatures including humans.

JOIN US Within our first year, we will:

Create a homestead on leased land with potable water and electricity
Progress from tents to tiny homes
Establish solar power
Plant and harvest our first successive crop nourished by the product of compost toilets
Create an environment for humans to nurture potential and succeed
Build a sustainable home a human can enjoy

REQUIREMENTS
You must be 100% Vegan. You do not eat nor do you utilize animal products of any kind whatsoever.
You must be willing to live in an earthen tiny home designed for just ONE person.
You must be willing to live within any of the 48 contiguous states.
You must be willing to live in a rural community.
You must be willing to live within the community for 1 year or more.
You must be willing to commence working and living within the community within 1 year.
You must be 22+ years old.
